Passaic coverage spans dense post-war Wayne and Totowa through the lake and mountain communities of Pompton Lakes, Ringwood, and West Milford. Housing stock is largely 1960s–70s with significant tree exposure in the western townships.
Essex coverage focuses on the affluent western suburbs — pre-war colonials and Tudors in Glen Ridge, Verona, and Millburn / Short Hills, and the mid-century split-level neighborhoods of Livingston and West Caldwell. Several towns sit within or adjacent to National Register historic districts.
Morris is one of NJ's highest-value residential markets. Coverage centers on pre-war and post-war Morristown and Madison, the premium homes of Chatham, and the estate-style and subdivision homes of Randolph and Mendham.
Sussex coverage spans the lake communities of Sparta and Vernon, the rural townships of Andover and Franklin Borough, and the older housing stock of the county seat in Newton. Snow load, ice damming, and storm-driven demand are meaningful drivers here.
