WHY HACKENSACK IS DIFFERENT

VICTORIANS, COLONIAL BRICK, TWO-FAMILY STOCK.

Hackensack housing is older and denser than the suburbs west of it. The Prospect Ave Victorians want hand-formed copper at the chimneys and a profile-matched ridge. The brick colonials on Polifly and Summit Ave need extra care at the brick-to-shingle transition — step flashing has to be cut around the mortar joints, not just slapped on top.

Two-family homes are the other big chunk — usually one shared roof, two owners on the contract. We've gotten good at the paperwork side of that: split invoices, dual permits, coordinating with both parties on color picks. Most Hackensack two-families are done in 2 days with a crew of 5.

Hackensack Roofers — Victorians, Colonials, Two-Families

Eight minutes from our Maywood HQ, Hackensack sits inside our daily run. The housing here is older and tougher than the suburbs west — 1900s Victorians on Prospect Ave, colonial brick on Polifly and Summit, two-family stock throughout Fairmount.

The Victorians want hand-formed copper

The Prospect Ave historic corridor has a real concentration of 1880–1910 Victorians, most with original slate roofs that have finally given up. We default to GAF Timberline HDZ in Pewter or Charcoal for slate-look replacements and hand-form 16 oz copper step and counter flashing at every chimney. The Historic Preservation Commission approves us as a profile-match contractor, which speeds the application by a couple of weeks.

Two-family stock means split contracts

A big slice of Hackensack roofs are two-family — one shared roof, two owners on the contract. We’ve gotten good at the paperwork: split invoices by unit, dual permits where required, coordinating color picks between owners (the downstairs tenant usually wants charcoal, the upstairs usually wants pewter; we let them fight it out and roof it once). Average two-family job: 2 days, crew of 5, no overtime, both units stay occupied.

FAQ · Hackensack

HACKENSACK-SPECIFIC
QUESTIONS.

For pricing, materials, and timing questions, see Services.

How fast do you respond to Hackensack emergencies?
Maywood HQ to most Hackensack addresses is 8–15 minutes. We've tarped storm damage in under 25 minutes from the first call. Owner answers the emergency line 24/7.
My house is on Prospect Ave — do you need historic approval?
Possibly. The HPC reviews any visible change to the roof profile on the historic corridor. We file the application for you (usually 2–3 weeks for review) and use historic-compliant materials — slate-look HDZ and copper flashing.
Can you handle a two-family or duplex roof?
All the time — Hackensack has a lot of them. We can split the contract and invoice by unit if you need, or bill the LLC if it's an investment property. Coordinating color picks between two owners is part of the job.
Do you do flat roofs on rear additions?
Yes — EPDM rubber membrane or modified bitumen on the typical low-slope rear addition or porch roof. Usually a one-day add-on if we're already there for the main roof.
