Montclair's housing stock is among the oldest and most architecturally significant in Northern NJ. Upper Mountain Ave and the Estate Section are full of 1880–1910 Victorians — turrets, complex gables, frequently original slate that's reaching the end of life. Slate-look designer shingle is most of the volume

A lot of Montclair’s older Victorians had original slate roofs that are finally reaching end of life at the 100–130 year mark. We convert most of them to GAF Camelot II in Stonewood Gray or CertainTeed Grand Manor — both are designer-grade architectural shingles that hold up under HPC review and look like slate from the street at a fraction of the cost. Hand-formed 16 oz copper goes at every chimney, valley, and dormer apron.

The Township’s Historic Preservation Commission reviews visible roof changes on most pre-1940 properties. They want a sample board with three shingle options, written manufacturer spec, and color chips for the HOA-style review. We’ve submitted enough times to know what passes (profile-matched shingle, copper flashing, traditional ridge cap) versus what gets sent back for revision (bright color, exposed metal accents, modern ridge vent profiles). Total timeline runs HPC + Township permit = 3–4 weeks from contract to crew.

Do I need HPC approval for my Montclair roof?
Most pre-1940 properties in Montclair need at least a Historic Preservation Commission review for visible roof changes. We handle the submittal — usually a 2–3 week add to the timeline, sometimes a public hearing. Profile-matched slate-look shingle almost always passes.
My house has original slate — can you replace with shingle?
